NWRB Building Services - Building an Extension

A buoyant housing market is all very well but this means the cost of moving up the property ladder has increased in recent years. Rather than bear this cost, many householders choose to extend their property instead. It's a cost-effective way of gaining extra space without the expense of selling-up and moving to a bigger house.

Back to the drawing board
The design of your extension is crucial and should be in keeping with the rest of the property. Try to match key features such as the roof with those of the existing structure. Use similar materials and try to ensure doors and windows line up with existing fixtures. Avoid flat roofs if you can. Be confident that what you've got in mind will blend in with neighbouring properties. During the planning process, your neighbours will have the opportunity to express their views but it's better to get them involved early on to iron out any misgivings and objections. North Wales Roofing & Building Architectural Services can deal with all your technical drawings and planning applications as part of the project please visit our Architect Services page for further details http://www.nwrb.co.uk/gpage7.html

Crime prevention
Be aware that some alterations and extensions to your home
will offer burglars easier access. A new flat roof or a porch could make upstairs windows more vulnerable, so ensure good window locks are fitted. Discuss with your burglar alarm suppliers whether there is a need for extra security. If you do need to upgrade your security, do it during the building work to avoid lifting carpets and floorboards.

Professional help
Building an extension is a big job North Wales Roofing & Building have the right experts to assist you. It's likely you'll need a bricklayer, carpenter, plumber, electrician, roofer and plasterer. You'll also want a contractor or project manager to schedule building tasks efficiently.
NWRB can advise on issues concerning planning permission and building regulations, together with any local conditions that might affect your property.

The Contract
You've decided that NWRB are the builders for you and now we need to agree the minute details of the contract so you know what's included and what's not
. We'll agree on a timetable and a completion date, although this may be subject to availability of materials, the weather and agreed changes to the work.

The Project
Once the project is up and running and you're not sure what we are doing or why we are doing it. Don't be afraid to ask. NWRB will be happy to explain and it's better you iron out any misconceptions now rather than later on the project when it could be too late to rectify. If you really want to make changes to the plans, make them with the builder you agreed the contract with and not the team carrying out the work. This ensures there is somebody keeping across the whole project and able to make changes while minimising the risk to other areas of the work. Once the building work is finished, ensure everything has been done to your satisfaction. Only pay the outstanding monies when you are completely satisfied NWRB has delivered everything in the contract.

During the project
Be prepared for mess and dust. Ensure there is easy access for the builders to remove earth when footings are being dug and be prepared for periods without water, gas and electricity
. Keep pets and children away from the building work and use dustsheets to protect any access routes to the extension.
